She said: “The rate of growth at which xburo is growing attracted me to the post and I am looking forward to bringing processes and implementing changes where I see opportunities to improve how we operate. This is an opportunity for me to move forward in my career and work with a growing team.”
Kehinde is currently also completing an MSc in Accounting, Finance and Regulation at Glasgow Caledonian University (GCU) and has an impressive track record, having worked with Adams & Moore previously.
It’s great to have Kehinde on board and to widen our expertise at xburo as we continue with our plans for expansion and growth.
February started with a flurry of activity on and off the field.
Witnessing Scotland retain the Calcutta Cup as they were victorious at Rugby HQ against England in the opening of the Six Nations, together with our clients, not only was it a monstrous win for Scotland but it also put a spring in our step for a busy period ahead.
This could only prepare us to tackle some pitches of our own as we continue to expand the xburo offering and our expertise in mechanical and electrical engineering far and wide. Continuing this winning streak, xburo delivered in-house seminars for clients including Babcock and the Ministry of Defence on the Route to NetZero and Sustainability. Our lunch and learn sessions are an opportunity for Directors Michael Gribben and Tom Brady to speak to our clients and to guide them through these important and evolving times, helping them to achieve their targets.
The past week finished with some starring roles for Thomas Brady and Michael A Gribben with new video content coming soon as both the directors were put in front of the camera for some Q&As! xburo is entering another phase of its journey as it embarks on the next five years. With a recruitment and marketing drive, our message is that there is no better time to be working in the building services industry. For mechanical and electrical engineers at the start of their careers or for those who are experienced, there is a surge in demand and a need for expertise; expertise which is the foundation here at xburo. The start of 2023 has shown us so far that work isn’t slowing down, if anything, we are busier than ever and winning off the field, feels nearly as good as on!
A school pupil from Greenock has lined up a sports sponsorship with a leading mechanical and electrical engineering consultancy to follow her ambition to pursue golf professionally.
Jayla Kepler, a pupil at Clydeview Academy, is teeing up with xburo on a three-year sponsorship deal. The young amateur golfer will be supported by the company to assist with lessons, equipment and travel to competitions, enabling her to focus on her game.
xburo Director, Michael Gribben, said: “xburo is pleased to offer Jayla a sports sponsorship and further strengthen its links to up-and-coming Scottish golfers. Our intention is that by supporting Jayla’s ambitions, she can focus on her game and the strengths she has in competitive golf to achieve her full potential.
He added: “Having met with Jayla, it is obvious she has a winning mentality which coincides with xburo’s drive for success. With competition in women’s golf strengthening year-upon-year and more female professional golfers coming through, we want to support them in their aspirations. We will continue to work hard to do our part to assist talented golfers like Jayla on their journey. Jayla’s studies will always come first, xburo will be there for the golf!”
The 13-year-old amateur golfer took up the sport just two years ago during lockdown and quickly got a bug for it. She started playing and in two short years she has achieved a handicap of 11, was the winner of the West of Scotland Bronze Championships and is the first female to reach the junior and ladies tournament in the history of Greenock Golf Club.

We caught up with Megan Docherty – our first amateur female golfer to be sponsored by xburo – as 2022 drew to a close as we look ahead to 2023.
And what a year the 19-year-old had in 2022. We signed Megan on a three-year sponsorship deal in Summer 2022 to represent xburo and to support her journey and her ambitions to turn professional in the coming years.
This is the first sports sponsorship for xburo as our rapid expansion has allowed us to support up-and-coming talent and to reach out to amateur sportspeople to allow them to pursue their dreams.
Megan, from Bishopbriggs, is working towards a degree in finance at the University of Chattanooga in Tennessee while juggling her golf schedule. She successfully landed a full academic scholarship allowing her to combine her love of golf with her studies for four years.
Now in the 2nd year of her studies, xburo’s financial support contributes towards lessons, equipment and travel expenses allowing Megan to focus on her game. She attributes the extra golf lessons to developing her game and recently, won first place in a putting competition at the university.
She said: “The support devised by George Boswell has helped me to home in on skills I need to develop.
I’m working on getting my scoring average down, particularly looking to make improvements in areas of my game where myself and the coaches have identified. xburo’s sponsorship directly contributes towards supporting my training. It means my focus is on the game and being sponsored allows me to do this.”
Megan’s aim is to get to regionals which she and her team do by winning conference and performing well in rankings over the year. Competition is something Megan deals with as she has travelled throughout the year. Earlier she competed internationally against amateur golfers from across Europe including Holland, Germany, Spain, Turkey, Italy, and Denmark in the OK Junior Open tournament, which was held in Toxandria in the Netherlands.
Flying the flag for xburo, Managing Director, Michael Gribben, is proud of Megan’s ambition and achievements as she encompasses the ethics at the heart of xburo’s commitment to excellence. He said: “We set out this year to align our success in business with supporting amateur sportspeople like Megan in the first of our sponsorship opportunities. Believing that there are synergies between business, teamwork, and the power of sport, Megan is a great example of hard work and teeing up has given us a great insight into elite sports as well as gaining Megan’s support in xburo’s annual golf event.”
The annual xburo golf day was celebrated in August and has become a hotly anticipated event. Megan played in a four ball with clients and colleagues where she was on hand to lend her expertise as well as answering a lively Q&A session to wrap up the day.
Throughout last year, xburo supported a number of sporting clubs including Cambuslang Rugby Club and Glasgow Kelvinside Rugby Football Club (GHK RFC), Kirkliston Football Club, the Boyle School of Irish Dancing, as well as supporting city-wide events through sponsorship and attendance of key events and charity sponsorship. We look forward to continuing to reach out to individuals and organisations to lend our support and our reach as we expand and grow.
Watch this space for new opportunities and announcements for 2023!
This week, Thomas Brady, Gregor Pattison and Alistair Walker received confirmation of successfully completing the NEC 4 supervisor training programme. This was undertaken via the NEC to enhance and develop their skills while keeping up-to-date with any changes to ensure the xburo team continue to deliver the experience and expertise for our clients.
xburo has to date provided NEC 3 supervisory supports on multiple projects in conjunction with Thomson Gray and Doig + Smith and we look forward to putting into practice our NEC 4 training.

xburo do a lot more than design; with an unparalleled commercial awareness of Mechanical Electrical and Public Health (MEPH) matters which protects funds, developers and organisations that work in the commercial real estate sector.
At xburo, we have completed numerous retail centre projects in the last 18 months. These includes fit-out designs, common area upgrade designs, dilapidations, and also technical due diligence (TDD).
When carrying out TDD reporting, there are a number of considerations which purchasers and vendors consider now in the aftermath of covid-19 pandemic and associated lockdowns.
Many owners have seen larger retailers such as Debenhams vanish from the market, often in places where they were anchor tenants that would drive footfall. This has put extra pressure on the owners to operate as lean as possible across all aspects of their business at a time when the energy crisis has costs rising at an alarming rate.
Often overlooked, the MEPH teams can contribute to a lean operation and ensure compliance obligations which owners have to maintain.
This also presents opportunities. The ambition amongst many building owners, not just shopping centre owners, is to become more sustainable across operations, save money and boost their carbon profile.
As part of the TDD inspection process, xburo is completing carbon assessments and renewable energy appraisals for future operators. As renewable technologies become more efficient and affordable, the cost of energy gets higher, the payback periods get shorter, and the case for renewables becomes more evident.
Shopping centres often have 2 key attributes that can make the renewable energy options more attractive, for example:
Large roof spaces
Large electrical capacities
These 2 considerable items can often make or break projects from the outset, where roof space is limited and where access to solid grid connections are missing.
In recent months, the drive to be as energy efficient and independent as possible has taken more of a priority and it now sits front and centre of the appraisal process. xburo is leading this in recent transactions for investors as well as industrial and commercial acquisitions, as part of the TDD process. It is an evolving time for our industry which can combine numerous skills from the likes of IES energy modelling, thermal modelling etc. that can maximise the knowledge that we pass to our clients and minimise their risk.
Using the large roof spaces for solar PV applications should be straight forward, large open areas, often with suitable structural members allow a quick deployment of the technology and then allows the operator to start offsetting some of their operational energy costs, which can often be significant. In recent projects, we are seeing payback periods for large scale systems, with large scale investment, at 3 years!
We have yet to identify a suitable application that warrants exporting energy back to the grid as we are seeing items such as battery storage systems for electric vehicle charging installations and using as much generated energy as possible within the centre or building.
Engagements with district network operators on the grid appear to be becoming easier and swifter as is the planning department engagement within local authorities which also de risks projects and encourages development in renewables and energy efficiency projects.
Developing a renewable energy solution within a broader sustainability strategy should also include other energy saving features such as LED lighting throughout, variable speed drives on motors and Air Handling Units (AHUs, in particular, that heat recovery systems are working effectively and ideally utility providers are supplying from a green tariff.
Ultimately, there are often large spaces to heat or cool, ventilate, light and power and it is important that owners find the right balance of energy use and spending with their compliance obligations. In a number of scenarios, it is becoming evident that energy saving strategies, engaged during Covid, are becoming more “permanent” solutions. Often air handling units are turned off to prevent the energy usage and ultimately cost associated with their operation. However, this is in direct conflict with the obligation to provide fresh air to large volume spaces, such as shopping centres and entrance lobbies. It is important that this vital service is brought back into service and there is nothing to stop this becoming part of the broad sustainability strategy.
A wise person once told me that the key to successful project delivery is to appraise, appraise and appraise until you have rid yourself as far as possible of the unknowns to eliminate or minimise your risk. Great advice that we take into every project, transaction, or task to give our clients the best service we can.
The final Cut has arrived from our Xburo Golf Day 2022!
This is one blockbuster that you don’t want to miss starring Michael Gribben, Thomas Brady, amateur golf star Megan Docherty, as well as a host of other big names in the world of commercial real estate and projects. Mark Stone makes an impress debut and looks to have a promising future in golf if engineering doesn’t work out!
Hotly anticipated by our audience and fan base since our trailer landed last month, the XBuro team has been cutting, editing and screening the final feature film ready for the launch.
Directed by Roisin-Alana Di Giacomo, produced by XBuro’s Thomas Brady and Michael Gribben, with support from our runner, Brenda McCulloch, this film is brought to you by Martin Burt, Native Films.
A sequel is planned for 2023 – promising to go bigger, go bolder or go home!

Rapid growth of xburo has seen a number of new client wins, tripling our growth to delivering projects worth in excess of £350million under a growing team of 15 in what has been a busy couple of years.
The team has recently expanded its offering with new WiredScore and SmartScore certification.
WiredScore certification empowers landlords to understand, improve, benchmark and promote their building’s digital infrastructure. Whereas SmartScore gives guidance around what smart means to commercial buildings, and how it can be implemented.
WiredScore certification is the global digital connectivity rating scheme, working with landlords to assess, improve, benchmark and promote their buildings.
SmartScore certification defines what smart buildings are, and how to build them, allowing landlords to understand, improve and communicate the user functionality and technological foundations of their buildings.
This certification provides credibility and certainty to businesses rapidly pursuing digital transformation. It allows businesses to future proof their offering and is of interest to tenants, developers and landlords.
We know that digital connectivity is vital to the way in which we live and work, and making buildings smarter and people better connected which is vital for people, for businesses, and livelihoods.
We are all reliant on fast and reliable connectivity. Having WiredScore and SmartScore certification will add value to your property, keeping you connected, and bringing added value to current and future tenants and residents. The design of buildings should ensure that there are options to residents/tenants to ensure consistency of connectivity which this certification brings.
Should you need to make design changes to achieve your target score or improve your connectivity, our accredited engineers are able to provide an indicative assessment of what certification level your building might achieve using their understanding of the certification’s minimum requirements and certification levels.

We are delighted to welcome Aedan over the summer to the XBuro team.
Aedan is joining us for work experience to see what the world of engineering is like, what happens at HQ, and to get some hands-on experience.
During the summer holidays, Aedan will become part of our team and work alongside our highly-skilled engineers, accompany colleagues on site visits, and get a better understanding of what we do, how we do it, and enjoy office life.
Still at school, Aedan is keen to learn about engineering as he is still deciding on what direction he wants to take in his career. He said: “The office is different from school in so many ways, there’s definitely less breaks, but I like being in town and the buzz of the city centre. I’ve been checking calculations and seeing how maths plays its part in engineering and the work they do. I’m not sure what I want to do when I leave school, so getting the experience of being in a working environment is good. Football is still my first love and then maybe engineering.”
Aedan approached XBuro for work experience, which is offered all year round, and we were more than delighted to facilitate this opportunity for him.
XBuro has experienced a surge in growth in recent years and, with this, our teams are expanding with operations now in Glasgow, Edinburgh and London to deliver projects worth more than £350 million in just two years.
Contact us if you are interested in working with XBuro and our brilliant team.
Congratulations to our talented golfer Megan Docherty on being successfully chosen as part of a Scottish Golf select team to play at the Dutch OK Junior Open.
Starting today, Megan will be joining an international field of players from countries around the Europe including Holland, Germany, Spain, Turkey, Italy and Denmark while flying the flag for Scotland and now XBuro.
When we announced last month our decision to sponsor Megan due to our substantial growth, we said we wanted to help young athletes like Megan to fulfil their ambitions and to support them on their journey and we are delighted for Megan to have been chosen to play.
The OK Junior Open is the top amateur golf tournament for the U21 future stars of golf.
Megan will be playing from 13th to 16th of July at Toxandria, the oldest golf course of Noord-Brabant and ranked among the top 10 best courses of the Netherlands.
Business and the power of sport is something we wanted to invest in and teeing up with Megan has shown us how we can be supportive, what we can learn from elite sports as a business, and how we can work to further equality for all in the world of engineering and in the world of sport.
Delighted to announce that we are supporting aspiring amateur golfer, Megan Docherty, in a new three-year sponsorship deal.
Megan is the first sponsorship for XBuro UK in what we hope will be the first of many partnerships with talented sportspeople as we look to invest in up-and-coming sporting talent.
XBuro has experienced rapid growth in recent years with a number of new client wins, tripling our growth to delivering projects worth £350million and expanding from Glasgow to offices now in Edinburgh and London.
Our team too has grown to 15 with new posts being advertised to meet demand.
Such is our success that we already support a number of local clubs and we wanted to give talented amateur sportspeople the opportunity for sponsorship. Coupled with our love of golf, we reached out and were delighted to meet and offer a three-year sponsorship deal to Megan.
The 19-year-old amateur golfer, from Bishopbriggs, impressed with her drive, determination, and her resilience to practise throughout the pandemic.
XBuro UK Director, Michael Gribben, said: “Our continued growth has given us the opportunity to support local sport clubs but we wanted to go further to help young athletes like Megan to fulfil their ambitions and to help them on their journey. Business and the power of sport is something we want to invest in, and this is just the start of our plans. We are particularly delighted to tee up with Megan as we believe in equality of opportunity for all in the world of engineering and in the world of sport.”
Amateur golfer, Megan Docherty, added: “I started playing at seven and began competing at 14. When the pandemic happened, we got an old net and put it on the washing line so I could hit into it. It was a bit frustrating as we live next to a golf course but since then, I’ve received a scholarship to study and play in America and now to be supported by XBuro means I will be able to travel, compete and focus on playing. To receive this backing, let’s me get on with playing as much golf as I can in the hope that one day, I can turn pro.”
XBuro is currently delivering substantial projects for North Lanarkshire Council, NHS Highland, NHS Lothian, NHS Golden Jubilee, and East Renfrewshire Council, and working alongside the Ambassador Group on master planning Ocean Terminal in Edinburgh. During the pandemic, XBuro delivered the Covid-19 test facility at Gartnavel Hospital by NHS Glasgow.
XBuro is proud to announce we are now Living Wage Accredited Employers.
This means we support the ethos that “A hard day’s work deserves a fair day’s pay.” Our accreditation as a living wage employer further aligns with our values and our vision at XBuro as responsible employers committed to creating a culture driven by our passion, our creativity and our honesty.
As we expand and grow in our fourth year of business, we know that at the heart of our company is our people. Everyone in our company has and will always be paid the living wage at a minimum and we are delighted to sign up officially to Living Wage Scotland.
Co-founders Thomas Brady and Michael Gribben, said:
“XBuro is proud to be accredited as a Living Wage employer. As a company, we are fully committed to fair and equitable working practices including paying all staff more than the living wage, offering flexibility to our people, and creating a thriving and collaborative place to work. Pledging our support to the Living Wage is an important milestone for all employers and we are delighted to join more than 2,700 like-minded employers in Scotland in our commitment to pay a fair day’s wage for a hard day’s work.”
XBuro is a UK-wide Mechanical and Electrical Engineering company with offices in Glasgow, Edinburgh and London. Founded by Thomas Brady and Michael Gribben in 2018, XBuro employs more than 15 staff across its operations and works across a range of sectors including healthcare, defence, education, commercial, industrial and residential. The company is predicting a further growth in 2022 having expanded its services to the East Coast in 2020.
Engineering consultants trusted to deliver 55 projects worth a value of more than £100 million since March
Scottish mechanical and electrical engineering consultants XBuro has announced a significant expansion into the south of England – including the launch of a new London office and a recruitment drive – to meet increasing demand during the coronavirus lockdown.
Among the 55 contracts taken on by XBuro since March are eight substantial projects for the NHS, including the Covid-19 test facility at Gartnavel Hospital by NHS Greater Glasgow and Clyde and the Western General Infrastructure Works project by NHS Lothian.
In 2019, XBuro UK delivered 500,000 square feet of healthcare projects across the UK. Since the pandemic began, the company has delivered 750,000 square feet of healthcare projects.
Director Michael Gribben, who founded XBuro UK alongside fellow director Thomas Brady in 2018, said: “At the beginning of the first lockdown, a lot of projects were delayed, so there was some uncertainty.
“However, very quickly we began to receive a huge influx of enquiries, particularly in the healthcare sector. This demand has remained consistently high since then. We were able to deliver important projects quickly, while never sacrificing quality.
“We have been proud to have been able to play a small part in a much larger effort by helping to deliver vital public health projects during our nation’s time of need.
“During this period, we have also delivered numerous private sector projects and we’re also delighted to now be recognised as a trusted partner of developers and fund managers across the UK. Our pitch success rate is rising all the time as our reputation grows.”
In recent months, directors Michael Gribben and Thomas Brady have bolstered their team with the recruitment of design director David Russell from HKA and senior electrical engineer Ian Menzies from Charles Scott and Partners.
The Glasgow-based company’s robust Covid-19 Risk Assessments and Method Statements (RAMS) allowed the influx of projects to begin without delay and to truly deliver projects without delay or interruption.
Last year, the company carried out condition inspections on over seven million square feet of both private and public sector real estate across the UK. This is set to reach 12 million square feet by the end of 2020.
XBuro are working alongside Ryden, JLL, PMP, Doig and Smith, Currie and Brown, Thomson Gray and Avison Young on high-profile commercial real estate projects – including major office redevelopments in Glasgow’s St Vincent Street and Buchanan Street.
In addition to the major NHS works, project wins in the public sector include being appointed quality monitor for schools across North Lanarkshire and East Dunbartonshire, as well as projects in the defence sector.
Michael added: “With an increased number of projects and our reputation growing south of the border, adding experience to our team and securing a London office was the next logical step.
“We look forward to delivering more projects successfully across the UK, which will further establish ourselves as a high-quality provider in the industry as we continue to grow.”
